Tankless Water Heater Maintenance in San Diego: Your Annual Checklist
Tankless water heaters are remarkably reliable machines — but only when properly maintained. In San Diego's moderately hard water, mineral scale is the number-one threat to your unit's performance and lifespan. Skip annual maintenance and a 20-year unit becomes a 12-year unit.
Here's the complete annual maintenance checklist I give every customer after a tankless installation in Oceanside, Carlsbad, or anywhere in North County.
Why San Diego Water Is Hard on Tankless Units
The San Diego region has a water hardness of roughly 150–300 mg/L depending on your neighborhood and water source. That calcium and magnesium content doesn't evaporate — it sticks to the inside of your heat exchanger. Over time, scale buildup:
- Reduces heat transfer efficiency (you burn more gas for the same hot water)
- Restricts water flow through the unit
- Causes temperature fluctuations and error codes
- Can permanently damage the heat exchanger if left untreated
Annual Maintenance Checklist
1. Descale the Heat Exchanger (Most Important)
This is the most critical service task for any tankless unit in Southern California. The process involves circulating a food-safe descaling solution (typically white vinegar or a commercial descaler) through the heat exchanger using a pump and hoses. It typically takes 45–90 minutes and should be done every 12 months in San Diego.
We see units that haven't been flushed in 3–5 years come in with full heat exchanger blockage — at that point, replacement of the heat exchanger (or the entire unit) is sometimes the only option.
2. Clean the Inlet Filter Screens
Small mesh screens at the water inlet catch sediment and debris before it enters the unit. These get clogged over time, reducing flow and sometimes triggering error codes. They're easy to clean but easy to forget. We check and clean these at every service visit.
3. Inspect the Venting System
Tankless units vent combustion gases outside. A blocked, corroded, or improperly sloped vent can cause the unit to shut down on safety lockout — or worse, allow carbon monoxide to enter the home. Venting inspection is not a DIY task.
4. Test the Condensate Drain (Condensing Units)
Condensing tankless units (like most Navien models) produce slightly acidic condensate that must drain properly. A blocked drain can damage the unit and surrounding surfaces. We check and clear the drain at every annual service.
5. Check Gas Pressure and Burner Operation
Proper gas pressure is critical for consistent water temperature and efficient combustion. Our technicians check inlet and manifold gas pressure, burner condition, and flame sensor operation at every service visit.
Signs Your Unit Needs Service Now
Don't wait for the annual if you notice:
- Error codes on the display panel
- Temperature fluctuations mid-shower
- Reduced hot water flow from fixtures
- Unit igniting but shutting off quickly
